These Planning Application Fees reflect the 2024 Cost of Living Adjustment (+4.15 per cent) and a 10 per cent increase to Minor Variance and Consent application fees as approved in the 2024 City Budget.

Additional fee if building GFA is over 500 m² and less than or equal to 100,000 m²:

• Residential Use: $8.90/m²
• Non-Residential Use: $7.36/m²
• Mixed Use (secondary use): $4.69/m²

Additional fee for Mixed Use applications with GFA greater than 100,000 m²:

• Mixed Use: $4.96/m²

Base fee for Mixed Use: $36,242.93

Additional fee if building GFA is over 500 m² and less than or equal to 100,000 m²:

• Residential Use: $10.69/m²
• Non-Residential Use: $8.84/m²
• Mixed Use (secondary use): $5.63/m²

Additional fee for Mixed Use applications with GFA greater than 100,000 m²:

• Mixed Use: $5.01/m²

Additional fee if building GFA is over 500 m²:

• Residential Use: $8.90/m²
• Non-Residential Use: $7.36/m²
• Mixed Use (secondary use): $4.69/m²

Additional fee if building GFA is over 500 m²:

• 500-700 m²: $13.37/m²
• 700-1,400 m²: $10.33/m²
• 1,400-4,400 m²: $6.71/m²
• Over 4,400 m²: $3.33/m²

Non-Residential Use: $6.29/m²

Mixed Use (secondary use): $4.30/m²

Residential dwellings with 3 units or less: $4,596.78

All other residential, commercial, industrial or institutional uses: $5,949.38

Fee for each additional lot created: $6,019.00

Validation of Title, Technical Severance, Leases, Mortgage Discharge, Lot Additions: $2,087.75

1000 m radius: $300.00 (subject to HST)

As set out in Chapter 441-4 of the City of Toronto Municipal Code, the fees are adjusted every January 1.

*The following surcharges also apply, but will not be collected until later in the planning process:

• A surcharge to cover the City Clerk’s direct costs of providing public notices required to process planning applications (levied at the time of the notice).
• A surcharge to cover facility rental and translation and sign language services to process planning applications (levied at the time of the meeting).
